We concentrate on locations where we will be able to achieve the Average Daily Rate required to justify the level of product and service that defines Dorchester Collection, and are of interest from both a business and leisure perspective.
Deal structures and project types
We are primarily focussed on growing our worldwide presence through management contracts. On an opportunistic basis, we will also consider acquiring existing iconic luxury hotels in strategic locations.
For management opportunities, we consider both existing hotels and new development opportunities, with or without a branded residential component.
While there is no set guide to a potential Dorchester Collection property, the following mix is key:
The location must be the most sought-after address within its destination, where the hotel will be able to sustain a leading RevPAR position.
The architecture has to be original and iconic, reflecting the essence and culture of its location, accompanied by an individual and heritage interior design. There is no defined style; both contemporary and classic hotels will be considered if suited to their location.
The target size of our hotels is 150-250 keys, with a minimum of 25% suites and a minimum room size of 55m² for a new built hotel. Each hotel must become a ‘destination’ for the local market and have an acclaimed restaurant and bar.
